What This Site Is

Dubai Real Estate Complaints is a public-interest documentation platform. It publishes factual, document-supported accounts of investor disputes in the Dubai real estate market. It is not a personal blog and not a law firm, and it does not represent any party to a dispute.

Every case is built from documents reviewed: sale and purchase agreements, payment records, correspondence, and public regulatory filings. Where a claim cannot be sourced to a document, a law, or a court record, it is attributed to the investor as an account rather than stated as fact.

The named developer on any case is always invited to submit a right of reply, which is published in full alongside the case. This site does not provide legal advice and does not represent any party in ongoing legal proceedings.

How It Works

Investors submit supporting evidence: sale and purchase agreements, payment records, statements of account, and correspondence with the developer.

Submissions are cross-checked against the documents provided, public Dubai Land Department and RERA records, and other available filings.

Verified facts are published with full attribution and sourcing. The named developer is invited to submit a right of reply on every case.

Legal BasisWhat It Means
Law No. 13 of 2008Governs off-plan sales registration and escrow accounts (Article 10). Developer-initiated cancellation must follow a DLD-administered process with formal notice and a cure period (Article 11).
Law No. 19 of 2017Amends Law No. 13 of 2008 to strengthen investor protections, including the formula governing how much a developer may retain from an investor's payments on termination.
SPA TermsThe Sale and Purchase Agreement sets out the contracted delivery date, any permitted extension period, and the delay compensation formula that applies if the developer misses the deadline.
