Dubai Real Estate Complaints is a public-interest documentation platform. It publishes factual, document-supported accounts of investor disputes in the Dubai real estate market, in the tone of a documentation record rather than opinion or commentary.
Why This Site Exists
This site began with a single documented dispute: an investor who purchased an off-plan hotel unit in Dubai, made payments over several years against a signed Sale and Purchase Agreement, and experienced a contracted delivery date pass with the project incomplete. As the dispute progressed, the investor found no independent, publicly accessible record of similar cases against the same developer, and no central place where other prospective buyers could review sourced, document-backed accounts before committing funds.
Dubai Real Estate Complaints was created to fill that gap. It is a public documentation project, not a personal blog and not a law firm. It does not represent any party to a dispute, and legal proceedings and direct correspondence between an investor and a developer are matters outside the scope of this site.
The aim is narrow and specific: to give investors researching the Dubai real estate market access to factual, document-supported case histories, publicly available court outcomes, and plain-English explanations of the legal framework that governs off-plan purchases, so that decisions can be made with more complete information.

Every case published on this site is built from documents reviewed: sale and purchase agreements, payment records, statements of account, correspondence, and public regulatory filings. Where a statement can be sourced to a document, a law, or a court record, it is presented as fact and cited. Where a claim reflects an investor's own account rather than a sourced document, it is attributed as such, using language such as “the investor alleges” or “the investor reports.”
The developer named on any case is always invited to submit a right of reply, which is published in full alongside the case. Silence or a lack of response is documented factually, without characterisation. Individuals who submit their own experience through this site are referred to as “the investor” rather than by name, and identifying details such as unit numbers are not published.
